If you want to develop your property that is in a floodplain area, you can apply for a floodplain exemption. 

A floodplain exemption may exempt you from the floodplain regulations in Whistler’s zoning and parking bylaw related to a specific parcel, land use, building, or other structure.  

How to apply for floodplain exemption 

  1. Download the Section 524 (Floodplain) Exemption Application (PDF)
  2. Email our Planning Department at planning@whistler.ca to schedule a pre-application meeting before you submit your application. 
  3. Complete and submit your application. 
  4. Pay the application fee.

How your application will be reviewed 

To apply for an exemption, you usually need to provide a detailed assessment of the land’s flood hazard, including the potential flood levels and mitigation strategies.  

The Resort Municipality of Whistler may grant an exemption if you can show development is safe, despite the flood risk. This often requires a professional engineering report to support your request.  

If your property is given an exemption, it will likely have specific conditions related to building elevations, floodproofing measures, and other design considerations to minimize potential flood damage.
